When renting private villas, it is crucial to check if gardening and regular pool cleaning are included in the price, as these costs sometimes fall on the tenant.
The standard practice in Thailand is a Security Deposit equal to 1 or 2 months’ rent. This is paid upon signing the contract, along with the first month’s rent. The deposit is refunded upon check-out, after the property has been inspected for damages and the final cleaning fee has been deducted. To avoid disputes, we highly recommend taking detailed photos and videos of all rooms and appliances with the agent on the day you move in.
Yes. Many property owners and management companies now accept payments in stablecoins (such as USDT). Our agents can assist you with the payment process to ensure the landlord receives the funds securely in Thai Baht.
The rental price heavily depends on the lease term. By signing a long-term contract (6 to 12 months), you secure the lowest possible rate—the difference compared to monthly high-season rates can be as much as 30–50%. However, it is important to remember that if you decide to move out before the end date specified in your long-term contract, under Thai law, the security deposit is non-refundable.
Yes, it is mandatory. Under Thai law, the landlord must register the foreigner’s residence within 24 hours of arrival by submitting a TM30 form. You will need this registration to extend your tourist visa, obtain a student visa, open a Thai bank account, or get a local driver’s license. Thailand has strict pet rules (Pet-Free Policy): in 90% of condominiums, living with any pets is strictly prohibited and subject to fines. To live with pets, you need to look for specialized pet-friendly condominiums (which we have in our database) or consider renting private villas, where owners are generally more pet-friendly. Always specify your pet’s breed and weight during the initial property search phase.
