HighRise Expert Review: dcondo Vite Pattaya by Sansiri
About the project
dcondo Vite Pattaya is a new residential project under construction by Sansiri, one of Thailand’s best-known developers. The project is located on Soi Pothisan, in the northern part of Pattaya.
The complex consists of two 8-storey buildings. There will be 495 apartments in total. The project offers 1-bedroom and 2-bedroom apartments.
A furniture package is included in the price. For buyers who plan to rent out the unit, this is an advantage, as the apartment will be easier to prepare for tenants.
The project will include a lobby, co-working area for residents, swimming pool, fitness room, laundry room, landscaped areas, free Wi-Fi in common areas, parking, security and CCTV.
When buying an apartment priced from 3 million baht, the developer covers the costs related to the investment visa application.
Additional project expenses:
Sinking fund: 500 baht per sq.m, paid once
Common area fee: 55 baht per sq.m per month. It is calculated monthly and paid once a year
Meter installation: one-time payment
Ownership transfer tax
Why this project can be considered for rental investment
Soi Pothisan is located away from the busiest part of Pattaya. It sits between Sukhumvit Road and Naklua. This should be considered from the start. There will not be the same flow of tourists here as in Central Pattaya, Jomtien or near Wongamat Beach.
Tenants here will be different. They may be people who live in Pattaya long-term, work in the city, have their own transport and do not need to be close to the sea and the beach, but want to live in a quieter area in a new project.
For this type of tenant, a sea view or proximity to tourist attractions is not the main priority. They care more about the rental price, the condition of the apartment, parking and nearby everyday infrastructure.
The Sansiri name also matters. The developer is well known in the Thai market, so the project may also be interesting for Thai tenants.
Within a few minutes’ drive from the project, there are:
Terminal 21, cafes, restaurants and the Again retail area
Sanctuary of Truth and the Orthodox Church
Naklua Fish Market
Bangkok Hospital Pattaya
Mini Siam
Rental comparison with nearby condominiums
If we compare dcondo Vite Pattaya with completed projects in the same location, the most suitable comparison is Vay Pothisan. It is a low-rise residential project completed in 2025.
Unlike the Sansiri project, Vay Pothisan does not have a swimming pool, has fewer common facilities and very limited parking. The average annual-contract rent for a small 1-bedroom apartment in this project starts from 8,000 baht per month.
The Sansiri project will have modern facilities and a gated territory, so the rent for a 1-bedroom apartment can be estimated from 10,000 baht per month and higher, depending on the view, unit location within the project and total apartment size.
What to know in advance
dcondo Vite Pattaya is located in a more local part of northern Pattaya, closer to Sukhumvit Road, Bangkok Hospital Pattaya and Naklua Road.
If you are buying an apartment in this type of project for rental income, it is important to understand that the rental demand here will mostly be long-term. Tourists usually choose areas closer to the sea, shopping malls, beach infrastructure and places that are easy to reach on foot or by public transport.
For this reason, rental returns here will be different from tourist locations and projects closer to the sea.
The advantage of the project is that it is a new condominium by the well-known developer Sansiri, with a gated territory, swimming pool, fitness room, co-working area, laundry room and parking. For long-term rental, these are important parts of comfortable everyday living.
dcondo Vite Pattaya is worth considering for buyers who want a budget apartment in Pattaya from a major Thai developer, with a furniture package, appliances, curtains and sanitary ware included.
These apartments have an advantage in price, but the location should be taken into account. The project is located in a quieter and more local part of the city, about 2 kilometers from the sea. For this reason, long-term rental will be the most suitable option for this project, while the layout, floor position and view will help when looking for tenants.
We will help you choose an option that matches your goal.

Wongamat is a comfortable district in the northern part of Pattaya for living by the sea. It is often considered one of the more upscale areas of the city, as the beachfront is home to five-star hotels and premium-class condominiums — with private grounds, swimming pools, security, green spaces, and direct beach access. Wongamat is chosen by affluent expats, families who live in Pattaya permanently, and well-off tourists who value the sea, peace and quiet, and a well-maintained environment close to the city center.
The defining feature of Wongamat is its beach. There is no proper seafront promenade for long walks along the water, as there is in Jomtien or Central Pattaya. The beach stretches roughly from the Cove condominium area to the Modus hotel and consists of several small sections by the water. This gives Wongamat a more intimate feel, though during high season it can get busy — the beach is small, and it attracts not only residents of nearby buildings and hotels but also tourists from other parts of Pattaya.
The water at Wongamat is generally cleaner than in the central part of the city, which is why this beach is often chosen specifically for swimming. It is a pleasant place to visit in the morning when the shore is still calm, or in the evening for the sunset. This is not a beach known for an active nightlife or noisy bars — it is a place for those who want to live near the sea and be able to walk to the water in minutes.
The district is well suited for those who have chosen Pattaya as their permanent home. Everything needed for daily life is here: cafés, coffee shops, restaurants, massage parlors, supermarkets, and pharmacies. A new retail space called Again has recently opened in the area, featuring a Tops supermarket, coffee shops, cafés, and a pleasant atmosphere for a stroll or a meet-up. In this same part of the city there is a French patisserie, and a fish market nearby is a good option for fresh seafood.
For families with children, an important advantage of the area is the Lovell international preschool. This is convenient for those living in Pattaya full-time who want a kindergarten close to home. Bangkok Hospital Pattaya is also nearby — one of the city's main international hospitals, serving both local residents and foreigners.
In the northern part of Pattaya stands the Sanctuary of Truth, one of the most famous landmarks in the city. It can be reached quickly from Wongamat by car, taxi, or on foot. Terminal 21 shopping mall is within walking distance of about 15 minutes, and the center of Pattaya with its waterfront is typically a 10–15 minute drive depending on traffic.
Real estate in Wongamat consists mainly of condominiums by the sea and within walking distance of the beach. There are both well-established beachfront projects with large private grounds and under-construction high-rise complexes offering view apartments, swimming pools, fitness centers, and resort-level service. The district is suitable for personal residence, long-term rental, and buying a seaside apartment in a quieter part of Pattaya.
Wongamat is worth considering for those who want to live near a clean beach without being far from urban infrastructure. It is a district for people who value the sea, privacy, a quality environment, and quick access to shopping malls, a hospital, restaurants, and the main attractions of North Pattaya.
