About the project

ESSENCE is a new pet-friendly deluxe-class apartment complex. The architectural focal point of the project is a standalone building with panoramic mirrored glazing, designed in a contemporary style. The ground floor features a lobby, while the second and third floors house a two-level panoramic restaurant.

The façades are finished with energy-efficient mirrored glass and decorative sun-shading elements that enhance privacy and reduce heat load. All common areas are designed in a unified architectural concept using natural materials and a calm, neutral color palette.

The rooftop is designed as a shared social space with an infinity pool, lounge areas, a fitness center, and decorative lighting.

The project offers various apartment formats:

Studios — from 50.21 to 84 sqm
1-bedroom apartments — from 48.7 to 69 sqm
2-bedroom apartments — from 99 to 112 sqm
Duplexes — from 80 to 260 sqm

Some apartments feature windows in the bathrooms. Certain studios have windows on two sides, making the spaces brighter and better ventilated. Duplexes on the upper floors are equipped with private terraces, while ground-floor apartments have their own gardens. The apartments offer views of the sea or the mountains.

Interiors are designed in a minimalist style by the European design and architecture studio of Ekaterina Gerdt. All apartments include dedicated work areas with adjustable desks, island kitchens, wireless charging, and a smart home system with remote control functionality.

Infrastructure and amenities

The complex offers an infinity pool on the rooftop, lounge areas and relaxation terraces, a fitness center with panoramic mountain views, a children’s pool and playground, a two-level panoramic restaurant, underground parking for residents with electric vehicle charging stations, and guest parking for restaurant visitors.

Pets up to 15 kg are allowed. A dog-walking area is provided, and pet accessories can be arranged upon request. Assistance with veterinary services is also available.

Service and management

Harmony Group operates its own property management and maintenance company. All servicing, rental, and apartment management matters are handled by the developer’s team. Owners benefit from five-star service, including cleaning, laundry, concierge services, taxi booking, and technical maintenance. Income reporting is transparent.

Investment programs

The guaranteed rental income program offers 6 percent per annum for a period of five years. The owner may stay in the apartment for up to 30 days per year. This program is available for studios and one-bedroom apartments.

Under the personalized management program, income is distributed at 70 percent to the owner and 30 percent to the management company. The owner may use the apartment at any time, provided the management company is notified three months in advance. This program is available for all apartment types.
